Firm lowers minimum investment from $100,000 to $50,000 ahead of final closing, expanding access to accredited investors before the structure retires

McLean, VA (OCT. 6, 2026) — 7e Investments, a $65 million private real estate investment fund specializing in mortgage notes, announced that its D5 Profit Share bond class will close to new investments on Nov. 20, 2026. The closing marks the end of a bond structure that future 7e offerings will not include, and the final opportunity for accredited investors to participate in a 7e investment class with a profit share component.

Ahead of the closing, 7e has reduced the minimum investment for the D5 class from $100,000 to $50,000. The offering is available to accredited investors pursuant to Regulation D Rule 506(c).

The D5 class has a five-year term and carries a 9.5% annual interest rate paid monthly, along with a profit share component anticipated around bond maturity. The class is compatible with self-directed IRAs and traditional IRAs. Investors should confirm the tax treatment applicable to their specific account type with their custodian and their own tax advisor.

The November closing represents the end of this particular structure at 7e,” said Chris Seveney, founder and CEO of 7e Investments. “We introduced the profit share component at an earlier stage of our growth as a way for investors to participate not only in the stated interest rate, but also in the potential upside of the fund. As 7e has grown and matured, we have evolved our investment structures, and future offerings will not include this profit share component. We wanted to give accredited investors one final opportunity to participate under those terms before the structure is retired.

The fund’s approach to nonperforming loans reflects a mission that distinguishes 7e from institutional buyers. When a homeowner falls behind on payments, large banks and financial institutions typically lack the operational infrastructure to engage borrowers through resolution. 7e’s asset management team works directly with borrowers to find a path that restores loan performance and keeps families in their homes where possible. That process requires more time and more hands-on management than a standard foreclosure timeline, and it is what allows 7e to pursue resolutions that a standard institutional foreclosure timeline does not accommodate.

Lowering the minimum investment reflects a separate but related mission. Alternative asset classes backed by real estate have historically required institutional-scale capital to access. By reducing the minimum, 7e extends the opportunity to a broader pool of accredited investors, giving more people access not only to a stated annual rate backed by real property, but to the profit share component that allows investors the opportunity to participate in the company’s success alongside the fund’s principals.

7e has managed more than 750 mortgage note transactions across more than 40 states and six full-cycle funds, representing more than $100 million in deal valuation. The fund has not missed a single monthly distribution to investors since inception. Past performance is not a guarantee of future success.
