Olympic Trials & Triumphs: Our Latest Investment Victory!

Here’s how we sprinted towards success with our latest investment:
Asset Spotlight: A Winning Performance
This week’s featured asset involves a loan with a total amount owed of at acquisition of $27,276, including $15,888 in past-due amounts. The property’s value was appraised at $181,830. We acquired this non-performing loan in September 2023 for $9,000, just like an athlete securing their spot with an outstanding qualification time at the Olympic trials.
Overcoming Obstacles
The borrower was making payments under a forbearance agreement with the prior owner, but that agreement expired and was no longer valid. Before creating a new agreement with the borrower, we requested a loss mitigation package from them to gain a clearer picture of the borrower’s financial situation – a strategic move like how an athlete adjusts their training regimen to peak at the Olympic Games.
Strategic Moves
In December 2023, we offered the borrower a 6-month Trial Payment Plan. By June 2024, they successfully completed the plan and signed a loan modification. This modification included the past-due amounts and our recoverable expenses into a new principal balance of $25,766. Our all-in costs for this asset totaled $9,200. During the management of this loan, we have received payments amounting to $3,310 and will look to sell the loan as a performing loan in Q3.
